My guess is dorms. I have been told numerous times by the powers that be in facilities that ASU is "land poor" for growth and they have been looking for places to expand so student population could grow.

I'm still miffed that no effort, whatsoever, was made to save Broyhill. It could have been done with private funds. An upscale renovation into a showplace inn could have given App a legacy property along the lines of the Carolina Inn at u know where. Not to copy them, by any means, but to give the campus and community many valuable assets and options.

There are acres and acres of property on the Broyhill "ridge" that can be developed for dorms and athletic facilities if we could keep the EPA and campus tree huggers happy.

Sometimes it's less expensive too tear down and start over than it is to renovate. That was the case with Winkler. They had a budget of $12 million and bids came in at $18 million and they still wouldn't have what they wanted. A new building will save money over the long run due to the energy effiency. The only insulation Winkler had was on the roof.

I stayed at a new, boutique hotel brand in Tempe in the spring. This brand is solely planning expansion in college towns and was upscale, including restaurant and bar, and was to be personalized to App and the region (if completed). I contacted the developer while out there and we discussed their plans. I shared Boone with him and he expressed that they were interested in existing hotel facilities as opposed to new construction. I informed him about the Broyhill and connected him with the right person in that department at the university. After a second attempt to the school's contact person, I finally received a response two/three weeks later from him informing that he'd be in touch. That was about three months ago. No word. This hotelier was fully capitalized, mind you.

Pretty confident that there will be more than just student housing, and the net usage of the land will far exceed a renovated Broyhill in terms of the overall positive impact on Appalachian. Give it time to play out.

Couldn't have agreed more. That's what I said a couple years ago when the word came down that they were going to "destroy" it. A lot of students got hands on experience in running a hospitality business over the decades and at one time it was the best place to stay and dine in Boone. The basing the salad bar price on the stock market index was quite unique and educational.
