Club seating is good for revenue but wouldn't more regular fan seats to enlarge the stadium be better spending of available funds?
Why add regular seats?
No kidding. 580 additional club seats alone is another $1.5mil revenue a year, not to mention boxes and loge seats. We’d probably have to add and sell 20k more seats to even come close to breaking even.
40,000 at $250 a piece for the Heel game would eclipse that it would seem. Have you not read all the posts inquiring about a 40K stadium?
Let’s put on our critical thinking hats here: already can seat 40k when needed=$0 additional revenue. High demand for premium seating options=$1.5mil (for club seats) + $many million more for suites and loge/tabletop seating.
Is that clear enough or do you need me to spell it out more?

The trend for ALL stadiums are less total capacity with more high dollar suites. More efficiency/profitable use of space.

Sucks we aren’t getting rid of the aluminum stands for some concrete on the east side but I understand it isn’t that easy. I’m nitpicking but I’m also not a huge fan of how those concourses are connected. Why not bowl in that end somehow and make bigger concourses. I don’t know man I’m not an architect, I’m sure all this stuff has been thoroughly discussed and vetted.
People aren't supposed to be walking through the NEZ. Basically those sky boxes are adding some premium luxury boxes that will be serviced by the north end zone facilities.

Right. Most stadiums have turned away from catering to the traditional fan who can afford season tickets in the bleachers, or one or two home games a year, and turned to those premium seats because it generates so much more $.
Most in game experiences have gone down the drain all over the country. Credit to the AD for adjusting the game day experience at the Rock a bit over the last few years. Most places have stopped giving a rats a$$ and their fan attendance lacks because of it.

We are not eliminating any seats just adding more premium seats. These new seats will be occupied by present fans moving from other areas freeing space for new fans.

You might be one of the ones who said the hill was not good enough and needed to be concrete and aluminum. Too the temporary stands in the North End Zone blocked the view of the wine and cheese crowd on the patio. Did we have 40K at the Heel game. And no you don't have to spell anything out in your arrogance.

Thanks for acknowledging my explanation to your question.
I’ve never said anything on here about the hill not being good enough, nor do I have any clue why you bring up the stands in front of the NEZ building, as we’re talking about new club seating.
And finally, since you don’t know how to use 20 year old technology…no, we didn’t have 40k in attendance for UNC. We had 40,168.

Don't forget the upfront revenue from capital donations. Based on numbers from the West Side of 600 Club Seats and 18 Suites, this will bring in roughly $20M alone. Who knows what the setup for Loge Boxes will be, but if that's $50,000 per box as stated above, we could easily have another $1M+ in capital there. That should be around half the construction cost which would be due within 5 years. I'm basing this off the $55M for the AAC which has a lot of extra staff areas that this project probably doesn't include. That should more than offset inflation so I'd guess final cost to be a little less or equal to that building.

And….when it comes down to it, seats are seats. If a group of 4 move out of their regular seats to the club level then those 4 seats just opened up.

Based upon the below (not considering luxury premium idea)... although I hope they do not lose regular seating, it would be more profitable in long-term to eliminate a few seats if necessary to build east side luxury and club seating

2-seats; $1,500+ minimum Yosef Club annual membership plus cost of season ticket(s)
4-seats; $2,500+ minimum Yosef Club annual membership plus cost of season ticket(s)

Removing the black boxes on the East Side will also open up around 350 new seats.

I was pleasantly surprised at the demand for the NEZ seats at that price point.
I wonder what this expansion does to demand the first renewals in NEZ, seems these eastside boxes may be more appealing as they are on the sidelines.
Also another 15-20 boxes at $30k annually where is the demand for those, companies?

Ah okay that makes more sense.
If you look at the rendering, there is a stair case on the outside of the NEZ that connects the patio connector and the stands. The first floor roof on the outside of the NEZ was designed for foot traffic. So while you will be able to move from one side to the other, you will do it by essentially exiting the stadium.

Interesting. I'm glad there is some sort of connectivity, but wish it was connected in front of the NEZ below the overhang and elevated off the ground so you can still be apart of the action. Never seen concourses connect "Outside" of the stadium.

I assume the new facility will have a visitors locker room. Hopefully it will include a tunnel from the locker room to the field. They could probably do this where the old ADA accessible ramps were at the end of the the east stands closer to the scoreboard. This would also eliminate the need for the previous path on the west side allowing more seating on the hill.

I was very happy to see those ramps are nowhere in the renderings. I’m hoping they’re incorporated into the new building and not piecemeal as they are now.
